Let's delve deeper into the potential conflict of interest for sellers when relying on Google reviews for estate agents.

  1. Perspective Disparity: Estate agents primarily work on behalf of sellers to secure the best possible deals. This inherent bias can create a disparity in perspectives between the interests of sellers and buyers.
  2.  Limited Buyer Representation: Reviews may not always reflect the challenges or concerns buyers face during negotiations, property inspections, or the overall home buying experience.
  3.  Incomplete Picture: Google Reviews may not provide a comprehensive picture of an agent's performance for both buyers and sellers. Reviews should lean more heavily towards the seller's experience, as they are the prinary client. The emphasis on sucessful sales for sellers may overshadow any challenges or shortcomings in serving the needs of buyers.
  4. Lack of Buyer-Centric Metrics: Common metrics used in estate agency reviews, such as the speed of the sale or the achieved selling price, may not directly align with the criteria that are crucial to buyers, such as negotiation skills, responsiveness or transparency.
  5. Potential for Bias in Reviews: Those who have had a negative experience as buyers may not be adequately represented in the review section, creating an incomplete skewed perception.

In conclusion, while Google reviews can offer valuable insights into an estate agent's overall reputation, sellers should approach them with an awareness of the potential biases and limitations inherent in the seller-centric nature of real estate transactions.
